An Energy Performance Certificate is part of a Home Information Pack.

The certificates are commissioned by the seller/landlord (or their agents) from an accredited Domestic Energy Assessor/Home Inspector, who visits the property to collect the relevant data and creates the certificate.

The certificate tells you on a scale of A-G how energy efficient your home is. It also gives an environmental impact rating of your home. The higher the rating the less impact it has on the environment in terms of carbon dioxide (CO2) emissions.

In the UK the average property is in bands D-E for both ratings. The certificate will also make recommendations for cost-effective improvements to help cut fuel bills and carbon emissions.
