 The Government has announced that the Home Information Pack (HIP) is to be suspended with effect from 21st May 2010. In addition to this they have revised the regulations to ensure that an EPC will be required at the commencement of the marketing of a property and a new duty has been introduced on both the seller and agent to ensure that the EPC has been commissioned

 

What is an Energy Performance Certificate (EPC)?
An Energy Performance Certificate (EPC) is a report on the energy efficiency and environmental impact of your property.

Does an actual inspection/survey take place at my property?
Yes, an internal and external inspection of the property is carried out by a Domestic Energy Assessor or Home Inspector.

How long will the survey take?
We will normally be on site for approximately one hour. The calculations are completed at our office.

Will I need to be at home when the surveyor arrives?
Yes, it would be preferable if you are at home as we will need to ask a few simple questions. However this is not 100% necessary. We will also need access to all areas of your home, including the main heating boiler and loft area (if practically possible).

Do I have to carry out the recommendations given on the certificate?
No, the recommendations are for your consideration or for the future owner to consider.

What will the EPC not tell me?
The EPC is not a valuation on the property.
The EPC is not a Home Condition Report.
The EPC will not give advice on suppliers/installers who could undertake the work to improve the energy efficiency.
