Under the recent Housing Act, home-owners
(or their selling agents) will have to
produce a Home Information Pack when
marketing a home for sale.
The Pack will contain a number of key
documents that are normally required when
homes are bought and sold. This will help to
make the buying and selling process clearer
and easier.
The compulsory documents include:
-
Index
-
Property Information Questionnaire (PIQ)
-
Energy Performance Certificate
-
Sale
Statement
-
Evidence of Title
-
Standard Searches (e.g. Local Authority
Enquiries and Drainage and Water Search).
-
Common hold information, where
appropriate.
-
Leasehold information, where appropriate.
Benefits for sellers
For sellers, providing a Pack upfront should
reduce the likelihood of any nasty surprises
in the selling process that could delay the
sale, as buyers will be able to make more
informed decisions about purchasing their
home.
Benefits for buyers
For buyers, the Pack provides essential
information about properties they
are considering buying, free of charge.
